Global: The Tustin Estate is located in Southwark, and is close to the Old Kent Road. It is made up of concrete framed high-rise and low-rise social housing, with the demolition of the low-rise structures voted on by the residents as part of a neighbourhood redevelopment strategy.
Specific: Asbestos Removal, strip-out, and demolition including the removal of concrete slabs and foundations; all arisings crushed and left on site for re-use by others.
Challenges: Asbestos in soils – Whilst undertaking the removal of the concrete slab asbestos containing materials were found to be within the soils. As a result the works were immediately stopped, amended procedures were developed, submitted to the client, and communicated to all members of the delivery team ahead of the works recommencing. To mitigate the associated delay to the contract, plant and personnel were relocated to other areas of the site.
