Downwell was appointed by main contractor Magrock to deliver the enabling works package for the new Reading International Logistics Park – a strategically located 8.5-acre development set to become a key logistics hub in the Thames Valley. Developed by Graftongate and funded by JP Morgan, the scheme is a major addition to the region’s industrial infrastructure.

Scope

Our scope included a comprehensive programme of early-stage site preparation, designed to support a smooth transition into the main construction phase. Key elements included:

Site clearance, including removal of legacy structures and debris
Groundworks and remediation to prepare the land for development
Safe removal of existing slabs and footings, followed by on-site crushing to reduce waste and support material reuse
Arboricultural works, managing vegetation and trees in line with ecological and planning requirements

Throughout the project, we worked closely with multiple stakeholders to ensure compliance with environmental standards and to minimise disruption to the wider programme.

Supporting Sustainability Goals

The development is targeting BREEAM ‘Excellent’ — a benchmark of environmental performance and energy efficiency. Downwell played a key role in supporting these objectives by:
